Understanding Your Tax Bill
The Town's budget consists of the General Fund, Special Revenue and Utilities Fund and reflects projections of expected revenue and expenses for the upcoming fiscal year, which is Oct. 1, 2025 through Sept. 30, 2026.
The approved millage remains the same at 3.6510. A mill is one tenth of a percent, which equates to $1 in taxes for every $1,000 in home value. This number will be reflected on your TRIM notice. TRIM stands for Truth in Millage. This official estimate of taxes is mailed to each property owner by the Lake County Property Appraiser's Office in mid-August.
The Town of Lady Lake has adopted a balanced General Fund budget for the upcoming fiscal year, with revenues and expenditures each totaling $26.1 million. This means the money coming in matches what the Town plans to spend on services, operations, and improvements.
Key highlights include:
Property taxes (Ad Valorem): Based on the current millage rate of 3.6510, these make up about 26% of General Fund revenue.
Fire assessment fees: Collected by the Town and passed through to The Villages Public Safety Department, these rates have been adjusted for the first time since 2019.
Special revenues: Certain restricted funds are being used to cover eligible expenses before tapping into general funds.
Personnel costs: The Town will fund 129.5 positions (including three new roles) with raises and benefits adjustments built into the budget.
Capital projects: Just over $5.3 million is allocated for equipment, infrastructure, and other long-term improvements—less than last year due to completed projects.
This budget reflects the Town’s commitment to maintaining essential services, investing in community needs, and using restricted revenues wisely before relying on general funds.

Villages Center Community Development District Fire Assessment
The Village Center Community Development District (VCCDD) operates the Villages Public Safety Department (VPSD) to provide primary Fire/Rescue services to parts of Sumter County and Lake County, including The Villages of Lady Lake.
While the Sumter County service area has recently adopted a unified Fire Assessment methodology and schedule based on the March 2024 assessment report, the Lake County service area currently operates under varying interlocal agreements with multiple jurisdictions, each using different assessment rates.
PFM Financial Advisors LLC (PFM) reviewed current fire assessments levied in Lady Lake, Fruitland Park, Leesburg and portions of unincorporated Lake County that are serviced by VPSD Fire/Rescue. The proposed Lake County Addendum recommends implementing a consistent assessment methodology throughout the Lake Service Area that aligns with the assessment structure recently adopted in Sumter County.
