Demolition Permits
A permit is required for the demolition of any existing structure and the associated debris removal. An interior demolition permit is only required when not included under a building permit for remodeling, repair, or interior finish of a unit.
Permit Can Be Issued To
- A licensed general, building, residential, or demolition contractor.
- Qualifying owner of a one or two family detached residential dwelling intended for owner occupancy. Please note that if the property is listed as a company name, corporation or an LLC on the property appraiser card/deed, a licensed contractor is required to submit a permit for demolition.
Submittal Requirements
- A site plan is required showing all structures on the property. Highlight or otherwise indicate the structure(s) to be removed.
- For Commercial properties a floor plan or sketch of the structure(s) is required showing the room designation and plumbing fixtures.
- Hazardous materials (including asbestos) must be removed and disposed of properly. Department of Environmental Protection (DEP) notification is required if excessive amounts of asbestos are removed.
- Demolition materials must be removed from the site and disposed of at a landfill or recycling facility.
- An Owner/Contractor Disclosure Statement must be signed by an owner/occupant of a residential building acting as their own asbestos abatement contractor.
- If the structure is serviced by a septic tank, please contact Lake County Environmental Health at 352-253-6130 regarding septic tank abandonment processes.
- A recorded Notice of Commencement will be required prior to the first inspection for any projects with a job value over $5,000.
- Any properties located in a rental park will need written park permission for the permit to be released.
Inspections
A pre-demo inspection is required for both residential and commercial demos prior to any work being done. For demolition of a whole structure the pre-demo inspection will be used for verification that the electric, plumbing, and sewer have been disconnected.
A final demo inspection is required when complete.
