Shed Permits

A permit is required prior to the installation or construction of a permanent storage shed.

Submittal Requirements

  • A site plan or survey showing all impervious surfaces with dimensions is required. This includes, but is not limited to, any existing buildings, driveways, sidewalks, and concrete. It must also show the proposed location of the shed, showing the distances to each property line.
  • A prefabricated shed requires copies of Florida Department of Community Affairs (DCA) approved plans, including approval letter and anchoring diagram.
  • A site-built shed requires detailed construction plans signed and sealed by a Florida engineer or architect using the most current building codes.
  • Any properties located in a rental park will need written park approval for the permit to be released.
  • A recorded Notice of Commencement will be required to be uploaded prior to the first inspection for any projects with a job value over $5,000.

Residential Sheds

  • A residential shed is defined as a freestanding residential structure used for storage of items, such as lawn equipment, recreational or hobby equipment, washer, dryer, etc.
  • Snap-together type shed kits available from home improvement centers do not need a building permit.
  • No shed shall be permitted on any lot without an established principal structure on the same lot within the applicable zoning district.
  • No shed shall be authorized without the appropriate building permit.
  • No shed shall cause the impervious coverage to exceed the maximum allowed for the specific zoning district.
  • No shed shall exceed the allowable maximum cumulative accessory structure square footage.
  • Sheds are to be located within the required building setback areas according to the zoning district in which the principal use is located. However, in residential zoning districts where accessory structures are less than 200 square feet, setbacks shall be set a minimum of 10 feet.
  • Sheds shall be restricted to the rear or side yard and not to exceed the front of the principal structure.

Commercial Sheds

The following regulations apply to commercial sheds:

  • Sheds not exceeding 200 square feet on a non-residential lot with a previously granted site plan approval do not require any additional modifications to the site plan.
  • Sheds over 200 square feet may require a modification to the existing site plan. Contact the Planning and Zoning department for more information.
