Single / Multi-Family Residence Permits
A permit is required for construction of a new single-family, multi-family attached, apartments, condos, duplex, or detached accessory apartment.
Submittal Requirements
- A site plan or survey showing all impervious surfaces, existing buildings, distances to property lines, etc. It must show dimensions for each.
- A floor plan.
- Detailed construction plans signed and sealed by an engineer or architect using the most current building codes.
- Energy calculation, if applicable.
- An application for a utility quote if connecting to Town water, sewer, or reuse.
- Lake County Impact Fee Receipt or deferral letter
- Truss layouts, if applicable.
- Driveway permit application. If the property is on a Town maintained road this permit will be obtained from the Town. If the property is on a Lake County maintained road, it will be obtained from Lake County Public Works.
- A recorded Notice of Commencement will be required prior to the first inspection for any projects with a job value over $5,000.
- Any property located in a rental park will need written park permission for the permit to be released.
SEPTIC
If the new home is serviced by a septic system, a septic permit or letter from the Environmental Health Department approving the current system will need to be submitted at or before pickup of the permit. This may also apply if the living square footage of an existing home is increasing.

Certificate of Occupancy
A Certificate of Occupancy shall not be issued until all inspections have passed, the required departments have given their approval and all fees have been paid. All projects connecting to Town water and sewer will require approval from the Town of Lady Lake Utilities Department.
