Accessory Structure Permits

A permit is required for any non-habitable detached structure that is accessory to and incidental to that of the dwelling(s) and that is located on the same lot. Examples of accessory structures include detached garage, shed, carport, pergola, gazebo, deck, playhouse, etc.

Submittal Requirements

  • A site plan or survey showing all impervious surfaces with dimensions is required. This includes, but is not limited to, any existing buildings, driveways, sidewalks, and concrete. It must also show the proposed location of the addition or aluminum project and showing the distances to each property line.
  • A site-built structure requires detailed construction plans signed and sealed by an engineer or architect using the most current building codes. All documents shall be properly signed, dated and sealed for the required method of submittal.
  • A prefabricated accessory structure requires copies of installation specifications including anchoring diagram.
  • A recorded Notice of Commencement will be required prior to the first inspection for any projects with a job value over $5,000.
  • Any property located in a rental park will need written park permission for the permit to be released.

Regulations

  • The following regulations apply to accessory structures.
  • No accessory structure shall be permitted on any lot without an established principal structure on the same lot within the applicable zoning district.
  • No accessory structure shall be authorized without the appropriate building permit.
  • No accessory structure shall cause the impervious coverage to exceed the maximum allowed for the specific zoning district.
  • No accessory structure shall exceed the allowable maximum cumulative accessory structure square footage. 
  • Accessory structures are to be located within the required building setback areas according to the zoning district in which the principal use is located. However, in residential zoning districts where accessory structures are less than 200 square feet, rear setbacks shall be set a minimum of 10 feet.
