Inspections

Building and Villages Public Safety Inspections take place Monday through Friday except for holidays. Fire inspections outside of The Villages jurisdictions take place on Tuesday and Thursdays.

Inspections may be requested either though the online portal or calling the inspection line at (352) 751-1515. Please be sure to leave valid contact information, should the inspector need to contact someone.

Inspection requests made though the online portal may schedule in advance up to midnight the day prior.

Inspection requests made through the inspection line must be called in by 4 PM and will always take place the next business day.

Notice of Commencement

A recorded Notice of Commencement will be required prior to the first inspection for any projects with a job value over $5,000, or $15,000 for a repair or replacement of an existing heating or air-conditioning system.

Failed Inspection

Should an inspection fail, a reinspection fee will be assessed, and payment is due prior to any subsequent inspections taking place.

Missed Inspection Policy

In the event a component requiring inspection has been covered during construction, a licensed testing agency, architect, or engineer may be used to verify code compliance.

The Building Official or Growth Management Director determines that, because the work has been covered, the inspection cannot be done as a regular inspection. They may then authorize the builder to use a licensed testing agency, architect, or engineer to perform the required inspection(s) and submit a “signed and sealed” letter on their letterhead. The letter must include the permit number, address of the job, date of inspection, specific items inspected, statement which provides verification of compliance with the applicable Building Code Sections, and the name and license number of the person signing and sealing the letter.
